Location

Blue Bayou is on the second floor of  Water Meadows, a purpose built residential block of 12 apartments. Because you have to climb up a flight of stairs to access the communal entrance, the correct floor for the lift is 1.

There is a sloping drive up to the car parking area in front of the building from Cockington Lane. Please note that the sat nav may take you to Underhill Road behind the apartment. You need to access Water Meadows from Cockington Lane. The Touch Stay guest app (which we provide for guests) will guide you straight to Cockington Lane.


The apartment is located less than 200 yards from Livermead Sands, Torquay sea front, and the South West Coast Path.


The restaurants and bars at Torre Abbey Sands are 0.8 miles away, approximately 16 minutes on foot depending on fitness levels. Torquay harbour is 1.5 miles away walking with the sea on your right along the South West Coast path.

Arrival and Car Parking Facilities

Off road parking is reserved for one guest car in parking bay number 9.

There is additional parking in the bays marked with a V (for visitor) but use of these is shared among all residents. There is a disabled parking bay and limited off street parking is available in the vicinity.

Guest Entrance via Communal Front Door


The car park is level and tarmacked. To access the communal front door, walk to the right side of the building. There is a drop kerb from the car park leading onto concrete paving slabs. The front doors at ground level are private residences and you cannot access the building through them.

There are 16 steps in total leading up to the communal front door. There is a gravelled slope to the right of the steps and it is lit at night.

These external stairs are 131cm at the narrowest point and have handrails. There are seven steps up to the first landing, six steps to the second landing and three steps to the top. You will see the front door on your left.


The key pad to gain entry is 140 cm high. The front door is 95cm wide and opens inwards. There is a slight 4cm lip to cross over. The internal corridor is 124cm wide but narrows to 93cm as it goes around a corner by a console table.


Fire door


The hall leads round to the left and then the right where there is a fire door. This is 76cm wide and opens towards you when entering the building, outwards when leaving to facilitate a speedy exit if necessary. The handle is 100cm from the ground.


Lift


The tiled corridor leads round to an internal communal area with lifts on the right and continues straight on to stairs. The lift doors open to a max of 80cm. The internal dimensions of the lift are 108cm x 142 cm. The lift buttons are up to 126cm from the lift floor. Blue Bayou is on the first floor.

Stairs


To access the stairs, the opening from the corridor is 100cm wide. The stairs are carpeted, have a handrail and are 87cm wide. Two flights of eight stairs lead up to the first floor - 16 in total. Once at the top of the stairs there is a landing which is 96cm wide and 143 cm from the top of the stairs to the wall. Turn left after the Dry Riser Outlet and follow the corridor round to the left towards the lift.

There is another fire door between the lift and the apartment’s front door. It is 79cm wide and leads to an internal lobby to access flats 8 and 9. The dimensions of the lobby are 191cm x 122cm.

Blue Bayou is accessed by a key safe which is 152cm above floor level at its highest point. The lock on the front door is 138cm from floor level.

The apartment layout

The apartment is laid out on one level. The living and dining areas are off to the right and are open plan and lead to the kitchen and balcony.


Hallway

From the front door a corridor leads into the open plan living room. There is a coat storage stand which makes the corridor 81cm wide at its narrowest point.

To the left a 100cm wide corridor leads to the two bedrooms and bathrooms.



The Living Room

The living room has two, two-seater sofas and a footstool. There is a rug in the seating area. To access the kitchen and balcony you need to move between sofas. The gap is 55cm wide. However, the sofas are easy-glide and can be moved to facilitate access if necessary.

The smart TV is on a low level TV cabinet and is operated by a remote control. A cupboard by the balcony door holds cleaning equipment, an ironing board and iron. There is also a storage chest with cleaning materials for the owner. The floor in the living area is wooden.


The Balcony


The handle door to the balcony door is 105cm high. Both balcony doors open outward and their joint width is 100cm wide but space on the balcony is then restricted by the left hand door to 75cm at the narrowest point.

The door has a 6cm lip and then a 12cm drop onto the balcony.

The balcony is 5.5m x 1.3m. There are two folding reclining chairs and a moveable folding table.


The Kitchen


There is no door to the kitchen. The opening from the living area is 95cm wide. The kitchen is fully fitted with a low-level electric oven, with a drop down door, ceramic hob and combined fridge/freezer. There is also a dishwasher and washing machine, a microwave, toaster, kettle and mini Nespresso machine.

The kitchen is irregularly shaped and is 140cm at the widest point and 95cm at the narrowest.


The main worktop height is 90cm high. There is a fitted smoke alarm in the kitchen and a carbon monoxide detector by the combi boiler which is above the washing machine. The kitchen floor is a composite material.

Main Bathroom

The lights and towel radiator are operated by switches on the corridor wall outside the bathroom. These are 117cm high from floor level for both bathrooms. The bathroom door is 70cm wide. Both bathrooms are tiled.

The toilet seat is 40 cm from the floor. There is a space of 80cm in front of the toilet up to the bathroom door. The bath is partly recessed into the wall and has a glass shower screen. It ranges in length from 90cm to 128cm and from 41-55cm wide bottom to top. The side of the bath is 58cm high and the shower head is at the far end of the bath.



The mirror over the washbasin has an integral shaver point and the mirror lights are motion sensor operated. There is a heated wall-mounted towel rail and an integral lock on the door.

Small bedroom

Both bedrooms are carpeted. The door to the small bedroom is 70 cm wide. The total dimensions of the room are 2.9m x 2.3m. There is a small double bed with a mattress width of 120cm x 190cm The bed height is 68 cm to the top of the mattress

There is a hanging rail which is 170cm high and has shelving and a bedside table with light. The bedroom windows slide down and the catch is 108cm from floor level.


Master bedroom

The door to this bedroom is 70cm wide

This room is 4.0m x 2.5m and has two zip and link beds with pocket sprung mattresses which can be converted into a 6ft super king bed (180 x 200cm) or separated into 2 singles (90cm wide). The bed height is 70cm to the top of the mattress.

The windows slide down to open. The window catch is 106cm from floor level

Sheets, pillowcases and duvet covers are 200 thread Egyptian cotton. Non-feather hypoallergenic pillows and duvets are provided. All comply with British Standard Fire Regulations BS5335

There is a hanging rail and shelves, two bedside tables and a tray table with hairdryer.


The Ensuite shower room

The door width is 62cm. The toilet seat height is 40cm and the internal shower dimensions are 76 x 75cm. The shower door slides open and the widest entry point is 37cm.  There is a washbasin, heated wall-mounted towel rail and an integral lock on the door.
